Only able to access NAS via WebAccess from LAN but not from WAN

Buffalo Hardware:
LinkStation 220 (LS220DE)
Firmware Version: 1.63-0.04
Two 4TB WD-Red HDD (RAID1 Configuration)

Computer:
Custom Build- Asus Mobo, i5 processor, 16GB RAM

Network:
ISP: AT&T U-Verse
Modem: 2Wire 3600HGV
Switch:  NETGEAR 10/100/1000 RJ-45 5-Port Gigabit Ethernet Switch
Router: Linksys-EA6300

I am not able access my NAS from any device unless that device is connected to my LAN. Typically this type of issue would point to a firewall issue so that's where I started.I completed the following T/S steps but was not able to pin point the root cause of my issue please help.

Troubleshooting:
* Registered my LinkStations WebAccess
* Selected a BuffaloNAS.com Name.
* Configured networking ports.
* Disabled Automatic Router Setup(UPnP) and set the ports as follows:
External Port: 2981
NAS Internal Port: 2981

* Accessed my modems interface and forwarded all traffic on to the LinkStation IP to port 2981.
***NOTE*** the above step was completed because the AT&T 2-wire modem is also a router.

* Accessed my routers interface and forwarded all traffic on to the LinkStation IP to port 2981.
* Using DCHP Reservations, I reserved the devices IP and MAC.
* Using www.canyouseeme.org, I checked to see if PORT 2981 was open but it was not.
* Soft rebooted all three devices. (Port still appeared closed)
* Called ISP AT&T and asked id pot 2981 was blocked "they said" it wasn't.

* Turned WebAccess off then on again. (No change)
* Changed my WebAccess Name. (No change)

I have exhausted every option that I can think of and am in need of direction. I want this to work so badly. A co-worker of mine (kind of a rival) said he tried to configure his Buffalo and was not able to so he returned it and got a Synology NAS. I want to 1-up him by getting my Buffalo to work  #EgoOnTheLine...Really I just want to beat this thing please help.

You have two routers, and therefore two firewalls. You will have to forward from the internet, to the Modem / Gateway, to the Linksys, to the Linkstation, and back.

Some people try to make their Modem/Router act like a dumb modem by putting it in what is called by some 'Bridge Mode'.

I have no idea if it works, but port forwarding is the issue here, and your environment is making you do it twice.

http://portforward.com/english/routers/port_forwarding/2wire/3600HGV/Buffalo_TeraStation_TS-XE4.0TL-R5.htm says it's for a TS-XE, but it's really just forwarding port 9000, so you can use whatever port you want.

I have the LinkStation Pro Duo LS-WV2.0TL/R1, running the latest firmware.  I have never, since I purchased the LinkStation in late 2011, been able to access the WebServer from outside my home network.  Then again, I haven't tried that hard until recently.  So I'm posting in this thread as I seem to be having the same issue. 

I have a D-Link router which has uPNP.  I'm fairly tech-savvy and have tried forwarding various outside ports to the LinkStation's IP and haven't been successful.  I've tried with the uPNP and also turning uPNP off. 

Along the lines of this thread, I'm wondering if my modem has some effect on this.  I have an Arris telephony modem because the cable company also supplies my telephone service.  One thing that seems unusual is that my D-Link router and home network use addresses 192.168.5.xx (as opposed to the usual 192.168.1.xx or 192.168.100.xx).  When I look at the WAN address in my router, it shows as 192.168.100.1, and when I go to that address I see an Arris page.  However, I can't make any changes to those settings as access is restricted by password.  Seems like with former setups, the router's admin page would show my true outside IP address. 

Don't know if you can offer any help, but I would love to get this working.  I hope my modem/telephony setup is not an issue because I don't know if I have any control over changing that.  I've tried external ports as low as 12345 and even just 9000 (same as the internal port). 

Any help is appreciated.
